South OC gets a San Diego-inspired alternative to Rodeo River Street

Opened in mid-June 2026 after an extended build-out, Miramar Food Hall brings a multi-vendor culinary experience to San Clemente – at 12,600 square feet, closer in scale to San Juan Capistrano’s Rodeo River Street than Stanton’s larger Rodeo 39. Launching with 14 vendors and a lunch-to-dinner focus, Miramar’s initial slate of vendors is heavily tilted towards San Diego concepts making their first OC appearances: Cosmos Burger, El Puerto Street Tacos, Immersion Coffee Co., sandwich and salad shop La Vida, Lobster Lab, sushi/burrito spot RolledUp SC, and Sidelines Sandwiches all hail from various San Diego cities. Newer concepts Egg & Out, Graciously Thai, Hen Haus (hot chicken sandwiches), It’s Allll Rice, Norigiri (belatedly swapped in for Ricebunn), and The Pita have varied SoCal roots, while Seattle-based chain MOTO Pizza is the lone out-of-state option.

While the official operating hours are from 11am to 10pm daily, specific hours vary by vendor. Egg & Out and Immersion Coffee start serving guests at 8am, with most food vendors closing at 9pm, and an on-site bar (initially labeled “La Buena Vida”) remains open until 10pm; mostly outdoor seating overlooks a nearby 7-Eleven. Parking is fairly cramped in metered spots surrounding the Food Hall, which shares a block with the remaining part of the historic Miramar Theater, now converted into a banquet hall for weddings. Outlets at San Clemente, a shopping center with factory outlet stores from major brands, is only around half a mile away – with better parking.
